89 Pearl Street Apartments

The Malden Housing Authority hired JP to repair and refurbish a 5-story elderly and disabled development containing 110 dwelling units at 89 Pearl Street, as well as 14 additional site dwelling units located in the City of Malden, Massachusetts. The project began with a survey of existing conditions and submission of a code analysis report. Upon completion of planning phase activities, JP designed and provided construction administration services for the remodel and modernization of 110 kitchens, including the reconfiguration of selected units for full handicap access. Upgrades to cabinets and additional kitchen work were performed in the remaining units.

PROJECT HIGHLIGHTS

• Performed all stakeholder involvement activities.
• Managed all contractor schedules.
• Coordinated scheduling with residents to minimize impact to homeowners during construction.
• Led and performed all design and construction phase services.
• Renovations included:
  • Cabinet/countertop replacement.
  • Electrical outlet and plumbing upgrades.
  • Installation of range hoods, sinks, and fixtures; HUD/UFAS/ MAAB accessible type faucet handles and lighting; and UFAS/MAAB stovetops/wall ovens.
  • New partitions and walls and floors.
